Tiles are resilient and cope well in high traffic areas.They are also pretty easy to keep clean when they're new. However, after a while they become dull and discoloured with visible dirt trapped in and on the surface. After a little more time, they become absolutely impossible to clean. When your tiles reach this stage and end up driving you mad with frustration, simply contact us. We will be able to help you nine out of ten times.

sealantontileTiles will obviously get dirty and will require regular cleaning by a homeowner. However, there are two broad issues that exacerbate the dirt on a tile which could lead to it becoming virtually impossible to clean tiles with a normal weekly household regimen:

The tiles are not sealed (or were sealed but the sealant has now come to its lifespan) and/or the cleaning process itself.

 

The first issue is that the sealant is either failing, or that the tiles were never sealed to begin with.

Sealant provides protection on many levels. If you don't seal your tiles, or haven't, or the sealant has failed (either through a bad application, use of harsh cleaning chemicals or simply because the sealant has come to the end of its lifespan), you will probably run into a myriad of cleaning problems with your tiles. Check whether the sealant is good by taking a little water and pouring it onto your tiles: if the water splodges out sideways instead of beads proudly on top of the tile, chances are your floor wasn't sealed, or the sealant has failed.

 

The second issue could be that that you are not cleaning your tiles in the right manner, using the right kind of product.

What kills a tile can be the cleaning process itself. You probably wash your tiles at least twice a week; every time you do that, you leave a thin layer of water and detergent on the surface (especially if you use a mop and don't change the water in the bucket frequently enough). The water dries leaving a layer of limescale The detergent hardens into a crust and this builds up over time.

At first it is invisible, but do this twice a week for a year or two and the build-up becomes quite significant and visible. Eventually the tile actually changes colour and becomes even more grubby and lifeless. The worst areas are those along the edges, close to the wall and in the corners. It's dificult to clean there, so the dirt layer accumulates even faster until the entire floor is dirty, unhygienic and impossible to clean.    

And finally there is the grout. Grout is porous, so it will actually absorb fine particles of dirt. It also absorbs sugars and fats, just what bacteria need to thrive on, and so, grout rapidly turns black.

This layer of build-up is extremely hard and it’s impossible to remove. Until now the only real solution has been to replace the entire floor when tiles are impossible to clean. However, this is not a real solution as it is very expensive and messy, disrupts productivity and routine and can cause a significant amount of stress. In a commercial environment, the loss of revenue is not to be underestimated.

We are a team of professionals who will treat each problem on its own merit. All floors are different to begin with, but not only are they different, they have also been treated differently, so each solution needs to be custom-made for the specific problem. Whether we need to manually strip, clean and re-seal your tiles, or use a range of products and manual detailing or decide use steam will be determined by the state of your floor. Whichever process we use, we will endeavour to restore your tiles to the best they can be. And if it cannot be done and it is indeed better to replace, we will tell you. Now when we are talking steam, we are not talking about these small home steamers that you may be considering buying right now, nor are we talking about the so-called steamers our competitors will bring into your home.

The trick with steam cleaning is that there must be enough steam and it must be hot. The small steam cleaners that our competitors use simply cannot produce enough high heat, high pressure steam. This is because they get their electricity from a plug socket in your home. Remember that a wall socket can only produce about 2-3kW of power or thereabouts. That's nothing compared to the 38kW of power that we can generate in the truck.

      

 


So these small systems can never produce enough pressure or heat to be called a proper steam clean, certainly not when compared to what we can do; trust us, they like to think they can, but they can't. It therefore logically follows that they simply cannot clean like we can when there is a truly difficult job at hand: they simply don't have the same amount of power we do.

Our system is the only one of its kind in the country. It is truck-mounted, so it stays in a large van while we run two hoses to the site. The first hose brings the steam in, and the second hose takes the dirt out to a waste tank which is also in the truck. Our system generates its own power (about 38kW of it) and steam comes out of the diesel burners at a consistent temperature of 260˚ Celsius. That’s hot!  Then we pump it all to the cleaning head at 200 bars of pressure. If you stop to think about it, that’s almost 100x the pressure of what’s in your car tyres! Our rotary cleaning head is specifically designed to clean floor tiles and all other hard surfaces. No competitor can come close.

Furthermore, you will know that no amount of scrubbing with all sorts of detergents seem to get them clean. If only there were a way to return natural stone floors to their original beauty. Natural stone floors come with certain disadvantages. First of all the majority of natural stone is porous. The surface actually absords dirt and stains. Secondly, the surface of natural stone is just that – natural - and nature isn’t very good at doing smooth surfaces. That natural rough surface makes a brilliant dirt trap and the uneveness makes it almost impossible clean. If the floor wasn't sealed when it was put down, you may have a real problem. Perhaps the floor was sealed but the sealant has simply come to the end of its lifespan; if so, dirt will penetrate your natural stone like nothing else. How you clean also plays a role (see the article on the "Tile Cleaning" page).

So, over time natural stone floors seem to become permanently dirty and it’s the very act of trying to keep them clean that has caused this; it is very difficult to wipe an uneven surface clean, so every time the floor is washed some of the dirt is left behind. This dirt is furthermore covered in a layer of water and detergent. The water dries leaving limescale, the detergent hardens into a crust and the dirt becomes trapped underneath. This happens over and over again until you can actually see the dirt trapped on the surface: and you can’t get it off. If the stone is outside and has been exposed to the elements, it may well be blackened with mould as well. There will probably also be stain marks caused by oil, grease and acid rain. Even rust is a commen phenomenon on stone especially when you have pots standing around.

Orange CrossIf You Can't Find The Right Company Or Don't Have The Budget To Do It Properly, Then Rather Don't Seal At All

Entrance HallTiled and Natural Stone Floors are actually pretty tough. So most floors can cope quite well without any sealer on them at all. So why do it then? Well most floors are porous so sealing helps to keep them clean and free from stains. It can also greatly enhance the look of a floor. But sealing, if it's done properly, is actually quite an expensive and difficult process. However, it's very seldom done properly. In fact a great deal of our work still comes from restoring floors that were badly sealed. So our first piece of advice is, if you can't find a reputable company that will do the job properly or if you don't have the budget right now, then rather don't seal the floor at all - you will only have problems in the long run.

We see it almost every day: it's only been a year or two since the floor was sealed and it looks even dirtier than it would have if it had never been sealed at all. The sealer has disappeared from the high traffic areas and along the edges and in the corners the sealer is starting to peel. So what went wrong? Well, the company that did the job didn't prepare the floor properly, cleaning it with a bucket of water and a mop or a brush won't cut it. Furthermore, to make matters worse, they probably used a lower grade organic sealer. Whatever they did or didn't do, the floor now looks like a mess. The bad news is it's going to cost you about three times the original cost to have the floor stripped. If ever there was a situation where poor workmanship and cheap product were going to cost you dearly in the long run, this is it!

Orand Tick 27x27What Is Sealant?

A sealant is exactly that, a sealant: it seals. It's not a paint or a varnish. It can work by "sitting" on the surface of the floor, or it works by penetrating the surface through the tiny cracks and pores and closing them off. Hence the word 'sealant'. It means that dirt and other foreign matter can no longer penetrate and cause the floor to discolour and stain. So, again, the most important part of the sealing process, is the surface preparation. The sealant must bond to the floor surface. If it doesn't, then it will simply either come off (in the case of topical sealant), or not do its job (in the case of penetrative sealant). And that's going to cost you a lot of money. You cannot see with the naked eye whether the surface is clean, nor whether the sealer has bonded, so we don't recommend DIY jobs or, even better, getting the builder or gardener to do the job for you. If you don't know what you are doing, you simply cannot do the job properly. 

Sealed TerracottaOrand Tick 27x27What Kind Of Sealant Should You Use?

Some tiles like glazed ceramic and glazed porcelain are quite often not sealed - there is a great debate - we will seal them, but for very specific reasons. With porcelain, don't necessarily trust a "pre-seal" or a "factory seal" (especially from a porcelain tile salesman), it is not good enough to protect your tile in the long run. And for goodnessakes, please protect your porcelain from builders and don't phone us once the builders have left and your tiles are left patchy and dull. Your top surface will probably have been compromised and we cannot fix this at all. Other tiles like sandstone, travertine, terrazzo and slate (among others) will benefit hugely from being sealed. So, not only do different floors have different requirements, but there are also many different kinds of sealants out there. They are all made up of different chemicals and they all give a different finish to the floor. Bit of a nightmare, isn't it? So, here's a quick guide:

You get what you pay for. That firstly. A general rule of thumb: the cheaper the sealant, the worse it is.

 

Most companies use organic sealers. They are cheaper but they have some serious disadvantages. They aren't very stable so, over time, they break down becoming discoloured and brittle. Depending on how well the floor surface was prepared and the subsequent climatic conditions, this can take anything from 18 months to 4 years. Eventually sealant will peel away from the floor surface. Topical sealant cannot be recoated so the floor has to be stripped before it is resealed. And that is a very expensive process so we often suggest using a penetrative sealant.

Inorganic sealants are 50% - 250% more expensive than organic sealers. However, like we said earlier, you get what you pay for: they are extremely stable and do not break down even under the harshest sunlight or climatic conditions. In theory they have an almost indefinite lifespan although on floors that are exposed to high traffic they do have to be recoated; note, we say "recoated", in other words, one doesn't have to strip the sealer first. Hence, in the long run, inorganic sealants are going to pay for their initial cost many times over. In our opinion, if you do not have the budget for inorganic sealers then rather sit tight, save some money until you have the budget ... and then call us to do the job for you.

Sealed SlateOrand Tick 27x27How We Seal Floors

We prepare floors for sealing by deep cleaning them with high pressure steam. This has the effect of opening up all those cracks and pores that are so critical to the sealant penetrating and/or adhering to the surface. We clean properly and are therefore streets ahead of everyone else when it comes to sealing. Because of the fantastic surface preparation, we really do get maximum penetration and the sealer will last properly.

Then, after the floor has thoroughly dried - depending on the sealant we use - we either apply evenly by hand using lint free cloths or spray the sealer on using special airguns: we do it this way because it gives extremely even coats with no overwetting, pooling, overlaps or blotching. It's virtually impossible to achieve a smooth finish with brushes and rollers. The result is often a sight to behold: a perfect finish that not only protects the floor, but also enhances and beautifies. And, best of all, it's a finish that will last for years.

Their great advantage is that they offer a cheap and effective solution to covering large areas such as patios, driveways and parking areas. However this also means they are usually situated in areas where they are subjected to high volumes of dirt and mechanical wear. Let's face it, they get rained on, cars and trucks drive all over them, oil gets spilt, paint and cement dropped ... the list is endless. Point is: they get dirty!

Many people think that the simple solution is to go out and buy a pressure washer and clean the problem paving themselves. This won't actually work for several reasons:

To begin with nothing can grind dirt into brick paving more effectively than a car tyre can. So it's going to take quite a bit of pressure to get it out; and any pressure washer you can buy is just not going to hack it. In fact, because water under high pressure is actually very dangerous, any pressure washer you can buy isn't even 'allowed' to do it. In contrast, the machines we use can generate enough pressure to literally cut your leg off, right through the bone. No, you can't borrow one...

Secondly any pressure washer you buy isn't going to generate heat and heat is a key ingredient in the process; oil and other stains simply won't budge without it.

Thirdly, any pressure washer you buy isn't going to make dent in paint spots and cement residue. If paint stuck to a wall the same way it can stick to brick paving we would only have to paint houses once in a lifetime!

Fourthly, pressure washers leave delightful snake-like trails all over your paving, so by the time you have spent an hour on your paving, the paving will actually look worse. Sorry, but it will. And now we would have to come and take out the snake marks from your pressure-washing attempts too.

So pressure washers are great for 4x4s, dirt bikes and golf clubs, but don't bother with a pressure washer on your parking area or driveway. It's just going to cost you a lot of time, money and water without a good result at the end.

And now it’s available right here in South Africa! Note, however, that not all problems require the machine, sometimes it is just too much for too small a job. In the event of the latter, we have different ways to get your floors clean that are more appropriate for the particular and smaller problem.

When you have a huge issue and the monster machine does come out, we generate far more power than you could ever get out of a pressure washer. The biggest machine you can buy for a normal house power supply, will give you about 2 - 4 kW. We use large machines that can generate 38kW. Our diesel burners heat steam to a consistent temperature of 260˚ Celsius. That’s hot!  Then we pump it through hose lines to the work area at 200 bars of pressure. That’s almost 100x the pressure that is in your car tyres. Then we use a rotating cleaning head specifically designed for use on concrete and brick paving.

Under this tremendous heat and pressure all that build-up on the surface that took years to accumulate breaks down before your eyes. It comes away bringing the dirt with it. If the paving or concrete wasn’t sealed it doesn’t even matter. The steam is under such pressure that it actually penetrates into the porous surface forcing the dirt out. Hardened fat and oils literally melt and the stains and black marks simply disappear. As if that isn't enough, we don’t even use toxic chemicals; we don’t have to. The steam does virtually all the work. So it's great for the environment too!

It’s fast and very effective and the result is quite simply astonishing! We can literally turn back the clock on paving and concrete so that it looks like it was laid yesterday. It comes up fresh and clean and the natural colour returns. In fact, this is the perfect time to discuss with us your options of having your brick paving or concrete sealed. After we've finished, it is so clean that any sealer we apply will bond perfectly and last a very long time.

Remember that we do not strip old sealant or cement or grout residue and/or paint spills with the steamer. We remove these problems in other ways.

The Best Way To Get A Quote from Us

 

All surfaces are different and we can therefore not give you an "average per sqm price" over the phone. We prefer to get all the information about a problem so that we can forward an accurate quotation. In order to do this, we need:

1. The area size in sqm (please, we don't quote "per room" ... just do the best you can with area size).

2. A detailed description of the problem. So please "tell us the full story" of your floor and its problem and try and be as thorough as possible. The more we know, the better we can quote. For example, telling us that your floor is "very dirty" doesn't help us; rather tell us whether there is old sealant on the floor, oil, what stains, wax, polish, soil ... whatever it may be, just tell us about it.

In terms of cost, paving isn't a great deal cheaper than interior floors and because there's normally quite a bit of it, it represents quite a significant investment. So why let one of the largest assets of your home deteriorate year after year?

Think about it. Your brick paving takes a lot of punishment: it stands in the sun all day being baked to death, then, when the sun isn't beating down on it, there's acid rain falling on it. People drive all over it, spill oil on it... the damage never ends. To make matters worse, paving is usually made from highly porous materials like clay and cement, so the dirt really gets into the surface making it look tired and dirty. Sure, we can clean it for you and it will look great again. But if we sealed it for you at the same time it would not only be protected and much easier to keep clean, it would also look magnificent. It would turn something that is purely functional into something that is a beautiful feature of your home.

We know there's a great temptation to rush off down to the hardware store to get a cheap product and get the gardener to come in for a few extra days next week. Think of all the money you'll save! Well, here's a quick word of advice... Don't! You're heading for a disaster.

To begin with, most hardware stores only keep organic sealers and an organic sealer is not something you want to put on your brick paving. It cannot tolerate the harsh sunlight and difficult climatic conditions that paving is exposed to. It is going to break down and delaminate very quickly. So the right, good quality product is the first secret.

The second secret to a good sealing job that will last for years and years, is surface preparation: without the correct equipment, this is virtually impossible to achieve. So the sealer is not going to penetrate properly or evenly and your paving is going to end up blotchy like a cow's hide. Worse still, it's not going to penetrate at all and in a few months it will turn black as moisture gets underneath it. You won't see it at first, but believe us, you will at some point.

Lastly, an even and consistent application of the sealant coats is critical and because paving isn't a smooth even surface, this is impossible to achieve using brushes and rollers.

To begin with, we clean your paving with high pressure steam. This completely removes all dirt and any contamination that might prevent the sealer from penetrating the bricks. Then, after the paving has completely dried, and depending on the brick, we either apply sealant by hand using cloths, or we spray on inorganic sealers with specialised airguns. Inorganic sealers are incredibly tough and can happily tolerate harsh sunlight and moisture without breaking down. Depending on the job, sometimes we use airguns to obtain perfectly even coats on even the most uneven surfaces. No blotching, no pooling, no overlap marks ... just a perfectly even finish that transforms your paving into a magnificent feature. We are also particularly fond of applying sealant with a lint free cloth. It works.

There are many things you can do to enhance the beauty of your home. But there are few things you can do at such a relatively low cost that will make such a huge difference as having your paving cleaned and sealed.
